Planning. Approvals. Delivery.

1122 Development Partners is a British Columbia based land development management firm. We act as the owner’s development manager, providing clear leadership from early feasibility through approvals, construction, and project completion.

Land development is complex and often fragmented. Decisions are made too late, consultants work in silos, and project intent can be lost as a site moves from planning to construction. 1122 exists to remove that complexity. We take responsibility for coordinating people, process, and decisions, while keeping the end goal clearly defined from the start.

Our role is simple. We manage the development process so landowners can make informed decisions, maintain control, and move forward with confidence.

What We Do

We provide end to end development management across the full project lifecycle, including:

  • Market Research & Land Use Studies

  • Site Assessment and Feasibility Analysis

  • Land Use Planning and Concept Site Designs

  • Deal Structure and Financing

  • Municipal Approvals and Permitting

  • Consultant and Stakeholder Coordination

  • Community Engagement Programs

  • Project Scheduling, Budgeting, and Risk Management

  • Construction Oversight and Owner Representation

We bring together the right professionals, align them under a single management framework, and ensure decisions are made early, informed by data, context, and long term value.

Residential Area Overview

Founder’s Perspective

1122 was founded on a simple observation. Most development delays are not technical. They are caused by unclear direction, misaligned teams, and slow or deferred decision making.

After years of working across planning, approvals, construction, and development strategy in British Columbia, it became clear that better structure and clearer leadership early in the process changes outcomes. When risks are identified early, responsibilities are defined, and teams are aligned from the start, projects move forward with confidence.

Speed does not come from rushing. It comes from diligent planning and clarity.

Who We Work With

We work with landowners across British Columbia, including private landowners, builders, developers, First Nations, investors, and corporations. Projects vary in size and complexity, but our mandate remains the same. Provide disciplined development leadership and predictable outcomes.

1122 Development Management Platform

Our work is anchored by the 1122 Development Management Platform, a structured and repeatable system designed to reduce delays, control costs, and maintain momentum.

Projects can enter the platform at any stage, from early land evaluation to active approvals or pre construction. Each project is guided through a clear pathway with defined decision points, accountability, and visibility.

The platform focuses on five core principles:

  1. Making critical decisions early, when flexibility is highest and costs are lowest.

  2. Advancing planning, design, approvals, and costing in parallel where possible.

  3. Anticipating municipal and coordination constraints before they create delays.

  4. Aligning owners, consultants, and stakeholders under clear direction.

  5. Every project includes an online portal for full visability and transparency. Includes full access to project files, updates, schedule, and budgets.

This approach reduces rework, limits uncertainty, and preserves project intent from concept through completion.
